Arizona law, as amended in 2018, now allows both tenants who are victims of domestic violence or sexual assault to terminate their lease early without penalty so long as the domestic violence or sexual assault ocurred no more than 30 days prior to providing written notice to the landlord. This written notice may come in the form of a protective order or a report from law enforcement. This section also requires that if a tenant is the victim of domestic violence or sexual assault requests a change of locks, the landlord must do so, but may do so at the tenant’s expense.
